I can describe The Neighborhood Company and it’s President, Laura Ficco, in three simple words:  Professional, Knowledgeable and Approachable. In short, working with TNC is like calling a friend that is always willing to help, or has the right tool to fix your problem, sometimes before you even know you need them. As a Director for my Association, the TNC team has been proactively identified areas of support, concern and correction for my Association. They jumped in with two feet, often volunteering staff above and beyond expectations, in order to provide that higher-level customer service, in a true neighborly fashion.  I’d recommend TNC to any association in the Greater New Braunfels Area. The next-door feel, combined with Laura’s charismatic leadership, is a wonderful combination.

The Neighborhood Company (TNC) was selected to replace an underperforming property management company. Our Property Management Association (POA) is small (37 lots, each with greater than 25 acres), but has a lot of infrastructure, which includes part-time rentals. TNC provided a reservation and payment system, which greatly improved scheduling and payment for the rental cabins. In addition, we received conflicting, and somewhat ambiguous, legal guidance regarding the sale of common property. TNC directed our POA to an attorney who provided very specific guidance, which was reinforced by TNC with specific examples. The POA was sued as a result of a vote to sell a portion of the common property. The POA prevailed in the lawsuit thanks to the legal advice provided by TNC’s attorney and by TNC.

Town Creek is a mixed-use development still under construction with lots of moving parts. The Neighborhood Company is an incredible resource to the board—the company’s “team” approach to the management of our community allows us to proactively deal with issues and concerns. Every team member is responsive and professional.

It has been great working with The Neighborhood Company and it was very helpful that we were always able to discuss things with your staff one on one. I’ll never forget that first time TNC met with our Board at the pool so we could quickly interview a new pool management company. Laura was kind enough to change her busy schedule to help with the presentation. I remember TNC noticing our pool lights that weren’t LEDS, and also other issues where all previous companies failed to provide guidance. As the President of the Copper Ridge POA, I have enjoyed a great working relationship with The Neighborhood Company (TNC) for handling our community's financial and professional property management. Our financials are handled in a timely and efficient manner. The team of property managers provides guidance in proper procedures and compliance with the legal obligations of the Texas Property Code. TNC’s management is very much hands-on with our community by working with our vendors and assuring our facilities are in good working order. I personally appreciate TNC’s wealth of knowledge and resources to help resolve issues the community faces. With TNC’s help, the board was able to increase our school bus stops and decrease our response time for EMS and the fire department to our community.
